Heat pump grants of up to €12,500 sound straightforward, but that headline figure does not tell the full story. For many households, the bigger question is whether the home is efficient enough to qualify in the first place. Here is the catch, how the free Warm Home Scheme retrofit actually works, and what a BER assessment costs if you want to check your own rating first.
The heat pump grant catch nobody mentions
The standard SEAI grant is open to every homeowner, not means-tested, but there is a condition that trips a lot of people up:
- The grant is up to €9,500 for an apartment or €12,500 for other homes.
- Before it applies, your home has to meet a heat-loss standard: its Heat Loss Indicator cannot be higher than 2.3 W per K.m2.
- In practice that usually means the home is already well insulated, or you will need to pay for attic, wall or window upgrades before a heat pump can qualify.
- Check your insulation and heat-loss profile before you budget around the grant alone, so you are not caught out partway through.
Free retrofit? Here is exactly what happens
The Warm Home Scheme gives a fully funded retrofit to eligible households, but the process is more specific than people expect:
- You must own and live in the home, it must have been built and occupied before 2006, and you (or someone in the household) must be on one of six payments, most commonly the Fuel Allowance.
- Working Family Payment, One Parent Family Payment, Domiciliary Care Allowance, Carer's Allowance, certain Disability Allowance recipients, and Jobseeker's Allowance for over six months with a child under seven also qualify.
- Once approved, SEAI carries out a pre-BER assessment, then a detailed survey of the property.
- From that survey they recommend a suite of measures, cavity, attic or wall insulation, and where needed a new heating system or windows, then allocate a contractor. It is not a menu you pick from, it is based on what your specific home needs.
