Construction PMI Crashes to 45.4 in June, House Building Hit Hardest
The AIB Construction Purchasing Managers' Index for June came in at 45.4, down from 50.2 in May, dropping firmly below the 50 mark that separates growth from contraction. This is the first sub-50 reading in months and it is a sharp one.
Housing: Residential activity contracted for the third month running and at the fastest pace since July 2022. Almost four years back to find a slower month for house building.
Civil engineering: Now on its 14th consecutive month of contraction. That is a long, cold run.
The cause: Respondents blamed rising input prices and shipping delays caused by the Middle East war, which are acting as a disincentive for clients to commit to new projects. Everything from cable to switchgear to lighting containers is still slower and dearer than it was in Q1.
What it means for Irish sparks: The new-build pipeline for late 2026 and into 2027 has just got materially thinner. If you have been leaning on developer work, now is the time to actively rebalance toward retrofit, SEAI-supported jobs, solar PV, batteries and heat pump wiring where demand is still climbing. Q1 SEAI applications hit 29,000 and heat pump grants now bundle up to €12,500. The work is there, it has just moved rooms.
PR6 Network Charges Adding €101 to Every Household Bill
Something worth noting for every quote conversation this month: as of July 2026 there is a record divergence between wholesale and retail electricity prices. Wholesale energy has actually shrunk as a share of the bill thanks to strong wind generation, but the network charge portion has expanded by €101 per household to fund Price Review 6, the ESB Networks and EirGrid investment programme.
The numbers: PR6 is a €19 billion grid modernisation programme, the largest in the history of the State. Standing charges are expected to rise by €12 to €21 this year alone to fund it, on top of Electric Ireland's 8% unit price rise that took effect 1 July.
What it funds: 29 transmission projects, 27 substations, roughly 300km of new underground cable, plus renewable connection reinforcements right across the network.
What it means for Irish sparks: Two things. First, the household solar and battery sales case just got stronger again. When you are sitting at a kitchen table quoting a PV job, the honest line is that even if wholesale prices fall, the network portion of the bill is locked in rising for the next four years. Second, if you have HV or MV experience, or subcontract relationships with ESB Networks principals, PR6 framework work is where the volume is. Get on the panels now.
⚖️ Compliance Update
A reminder that the new BER regulations that came into force on 24 May 2026 are now well past their bedding-in period, and BER assessors are enforcing the tighter documentation requirements on completion certs. If you are wiring a new build or a deep retrofit and the BER cert cannot be issued because your electrical documentation is thin, that is your problem, not the assessor's.
What to have ready: Full circuit schedule, confirmation of LED lighting throughout with lumens per watt figures, immersion timer or heat pump control documentation, and any smart control specifications. Assessors are now flagging jobs where the electrical spec does not match what is physically installed.
Practical tip: Photograph the consumer unit label and every fitting box lid before you close up. Ten minutes of phone camera work saves an hour of chasing paperwork three weeks later.
🌿 July Kitchen Renovation Peak: Layered Lighting Sells the Job
School is out, families are away for two weeks, and every second domestic enquiry this month is a kitchen renovation. The homeowners have been staring at the same tired downlights since 2015 and they want the whole thing modernised while the kids are in Kerry.
The single biggest upsell on a kitchen job this July is layered LED strip lighting. Downlights alone look flat. Add under-cabinet strip for task lighting on the worktop, plinth strip for a soft floor glow at night, and cove or pelmet strip above wall units for ambient lift, and the same kitchen looks like a different room. Warm white 3000K throughout, dimmable drivers, and you have a job that photographs beautifully for your social media the following morning.
Pair the strip with fire-rated dimmable downlights over the island and prep zones, and a decorative pendant or ceiling light over the dining table. Three layers, one control plan, one very happy customer.

💡 Contractor Tip of the Week: Writing Kitchen Job Specs That Survive Scope Creep
Kitchen jobs are notorious for scope creep. The customer sees the ceiling opened up and suddenly wants an extra circuit for the island, a socket where the microwave used to be, and a feature light over the breakfast bar that was never on the original quote. Here is how to protect yourself.
- Write the spec by zone, not by room. Break the kitchen into prep zone, cooking zone, island, dining zone and utility. List fittings, circuits and sockets under each zone. When the customer asks for an extra light, you can point to the zone it sits in and price it as an addition, not an inclusion.
- Number every fitting on a simple hand sketch. Not a full CAD drawing, just a top-down sketch of the kitchen with numbered circles. Attach it to the quote. If the number is not on the sketch, it is not in the price.
- Include a written change order clause. One line: any variation to the specification will be priced separately and must be agreed in writing before work proceeds. Signed by the customer at quote acceptance.
- Price making-good as a separate line, always. Never bury it in the fitting price. If the customer chooses to have their own plasterer patch the ceiling, they can strike that line out. But it must be visible.
- Do a walk-through with the customer before first-fix. Point at every position with a laser measure or a piece of tape on the ceiling. Get verbal confirmation on the day. Anything they change after that walk-through is a paid variation, and you told them so on day one.
Five habits, zero surprises at invoice time.

- Late July: Peak domestic renovation window. Two-week school holiday overlap with builder availability.
- Monday 3 August: August bank holiday. Last major domestic install window before schools return.
- Rolling: SEAI retrofit grant applications running at record volumes. Get customer paperwork submitted early, assessor slots are booked out weeks in advance.
